Qualifications and Procedures for Atlanta Housing Authority Section 8 Properties

  1. We ask that you drive by all interested section 8 properties to see the outside of the property and the neighborhood. This insures that your time as well as my time is not wasted due to being uninterested once the property  and neighborhood are seen in person
  2. Once seeing the property and neighborhood in person prospective tenants can call the leasing agent from the property to see the inside of the property. If leasing agent is unable to meet at that time there will be a time scheduled that is good for both parties. All section 8 properties will not be shown unless prospective tenant provides picture ID as well as section 8 voucher to verify number of bedrooms on the voucher and perspective tenants will have to have their Atlanta Housing Authority section 8 RTA (Request for Tenancy Approval) before they can see the property. DO NOT ask to see the inside if you do not have your RTA.
  3. Once prospective tenant sees the neighborhood, outside and inside of property and has expressed an interest in the property the RTA must be given to the leasing agent. Once the RTA is received and filled out it will be sent to AHA by the property manager. This process can take 3 to 4 weeks to complete. Prospective tenant will be notified of approval by AHA. 
  4. Property manager will then assist in the completion of the application. Application fee is $50 per adult wanting to live at the property as well as picture ID. Application fee must be paid at the time the application is filled out.  
    1. Application consists of: Rental history -please have name of property if applicable, landlord name and contact number, dates of residence
    2. Credit check - We are looking to verify that you are who you say you are and to check for debt with previous landlord and/or previous rental property. This will not necessarily deny your application each situation is different. We ask that you are honest and up front.
    3. Employment verification - Please provide current and previous employment for all adults to be residing in household. We must have name of company, name and contact number of immediate supervisor. Income must also be verified by check stubs or other approved verification for each adult. AHA does require an income for section 8 tenancy.
  5. Earnest Money - Also known as "Good Faith Money" is to be paid in full in the amount of $250 as soon as possible after submitting RTA to leasing agent. This is not required however if another prospective tenant comes along also interested in the property and pays their $250 earnest money they will be put to the front of the line in front of any interested tenants who DID NOT pay the earnest money. Payment of earnest money also ensures the suspension of all marketing for the property. If no earnest money is paid Leasing agent will continue to market the property. No earnest money will be refunded for any other reason other than failure to ultimately pass AHA initial inspection. Earnest money will be credited against the tenant's first three months of rental payments, if they do not make rental payments it will be given to them within the first three months of occupancy.Please understand Earnest Money is NOT a deposit in any form. It is specifically money for "Good Faith" on behalf of the prospective tenant in preparing the home for move in. Deposits have to be returned to the prospective tenant and Earnest monies do not per the courts.
  6. Move In - Once your application is approved and the unit is completely ready for move in after the passing of the AHA inspection, documentation of all tenant responsible utilities transferred or turned on at new property address is required before move in. At this time a lease agreement will be signed by all household adults so it may be used to get utilities turned on at residence. 
  7. Once all required money is paid and utility documentation is provided tenant will receive keys and will be able to move in.

If leasing agent is unable to meet at that time there will be a time scheduled that is good for both parties. Property will not be shown unless prospective tenant provides ID.
  3. Once prospective tenant sees the neighborhood, outside and inside of property and is interested in renting the property the application process begins. Application fee is $50 per adult wanting to live at property as well as picture ID. Application fee must be paid at the time the application is filled out.

At this time lease agreement will be signed by all household adults so it may be used to get utilities turned on at residence.
